Take it from the olds, when you get on the back side of 45 & look around, it'll be super obvious that nobody cares what you do or did for a living
Stop living for other people. Life is too short

Easily misunderstood topic. Appraisers are asked to support a valuation not determine market value. Market value is determined in an arms length transaction between two parties.
Put simply:
The property sold for X. Is it worth that?

5 Lessons learned (of many):
1. If a startup/small SMB, you need enough emergency $. Projections don't always play out
2. Use debt wisely before, during, after the buy. Good debt is your friend
3. Be prepared for anything. Spouse income, disaster, it could happen!
