@ThinkAppraiser My grandfather told me when I was young to always buy the better lot or location, even if it costs a couple grand more…. He paid something like $1k more for a condo with a better ocean view at the time…. Smart investment.

@SinaiLawFirm Recourse is lawsuit for 3x damages…. But if they have a lease with the owner who proves they are the owner then no issue…. Pretty simple determination on-site.

We are seeing major insurance issues on the multifamily side…. I know it’s been discussed on transactions, and to be fair, a high dollar transaction makes the cost of electrical/roof upgrades more palatable since it’s a small % of the transaction….

@daniel_sacchi @BackpackerFI because you will (most likely) easily outperform the 2.75% interest rate on average with the money you have investable instead of having it tied up in your house. Opportunity Cost would be the simplest way to put it.

What’s great about this app is that there are some very bright, well respected people on here who are in the background on @X…. But you can still see their thoughts and opinions even if they aren’t getting amplified…. You just have to know who they are 😉.
