Heavy left-turn volume on 39th street (71 to StateLine) and pedestrian crossing makes it a perfect candidate for 4 to 3 lane conversion. That bit of road paint would save lives and reconnect my Hyde Park neighborhood (and others). Thoughts @QuintonLucasKC and @BrianDavidPlatt ??.

Henryโ€™s 4x800m team were recognized at City Hall today. Such a cool thing! Boys got to meet the mayor and council members. So proud of these kids. 2nd at Nationals, 1st at Penn Relays, 1st at State. Historic year for Rockhurst and Kansas City.

People widely believe that masonry buildings are more durable and long lasting than wood buildingsโ€ฆand yet youโ€™d be hard pressed to prove that looking at the data. In the last 50 years we have demolished a lot of masonry buildings due to neglect. Maintenance matters.

There is a successful Aldi a mile from the failed KC subsidized grocery store. All the interviews with the failed storeโ€™s shoppers talked about its high prices. The lesson isnโ€™t that you canโ€™t run a grocer in a poor neighborhood, itโ€™s that poor people need cheap groceries.

This is the project. Would be great for Volker. Neighbors want to 30ft setback (suburbia?) and reduced height (3 stories it seems). And no balconies on the north. So basically a much worse project that adds fewer housing units with worse urban design.

Even this very basic single stair apartment complex in Ghent has tilt/turn windows and cross ventilation. Who even needs a balcony when you can turn your whole unit into a de-facto balcony in 2 min.

Even if we clad these with fiber cement siding and thin brick veneer these buildings would be so much better and just as cheap (if not cheaper than) traditional 5/1s.

These are extremely simple buildings, with low construction and maintenance costs thanks to middling height and shared walls. Their value comes from their shallow and wide design, which passively creates โ€ฆ.
