@JovankaBeckles
I run by this park multiple times a week and it’s completely run down and unsafe. Why wouldn’t you want to see this turn into badly needed affordable housing ?
I’m really having a hard time wrapping my head around the narrative that if RE commissions go down home values will either decrease or become more affordable in some way.
For example if a home is worth 1M today and tomorrow commissions go down a hypothetical 2%, that house is…
Oof 😬
This house was sold in Oakland in March 2022 for 4.1M
Now it has been on the market over 60 days and just had a price cut from 3M to 2.55M

I've said it before but worth saying again.
The biggest racket in the Real Estate industry has to be ordering HOA docs.
$664 dollars for the HOA management company to send you PDFs that they already just have laying around....
and on top of that it takes 2 weeks or an extra
Pretty funny to look at "Zestimate" histories. The Zestimate stays along the same path right up until an agent lists it and immediately jumps up 33% to catch up to the listing price 😂😂
Well that was the most terrifying run of my life. Just on my daily jog by lake Temescal and some guy (likely on drugs or mentally ill) starts screaming profanities at me so I cross the street and continue to jog. Then he yells he’s going to f’in kill me and sprints after me as
I absolutely love this 1926 Mediterranean for sale in Crocker Highlands, Oakland right now. That fire place!
On a side not this photographer is pretty good! Im not sure I have ever seen all the interior photos taken with not one light on, definitely makes for some cool photos.
Piedmont has the best luxury properties in the entire SF East Bay IMO and this English Tudor that was listed last week is the perfect example!
Just so much craftsmanship and character.
Also, I'm starting to notice more and more "natural light" photography on luxury listings.
Just got done showing this gem of a property before my open house today.
Anyone want to take a stab at the listing price for 1.6 flat acres in Blackhawk country club, Danville?
Spotted this new listing in Berkeley this morning.
Not very often you see an all black kitchen. Black cabinets, countertops, appliances, and even a black ceiling.
Do you like it?
It looks nice but personally I think it would bug me after a while. Maybe it’s a nice contrast to…
@TAYVAY_
so here's the thing. They want to create more affordable housing and advocate for low income people but what this will end up doing has the exact opposite effect.
There are some pretty neat condo conversions in Oakland but I had no idea about this one before it hit the market this AM.
An 1892 Firehouse converted into 6 condos, what do you think of this one?

Whoah! This listing just hit the market this week in the Berkeley hills and I love it!
Cool uses of wood and stone throughout and some pretty awesome views!
What do you think?

I have been posting a lot of Craftsman's lately and trying to refrain but couldn't help myself with this one 😅
I love this new listing that just hit the market in Berkeley that was designed by the famous architect, Julia Morgan, who was the first licensed female architect in
What do we think about these tiny homes in Oakland?
Although technically condos this 4,200 sq/ft lot of land was split into 8 detached "condos" that are roughly 550 sq/ft.
They are extremely walkable, oozing with charm, and affordable!
These sell for roughly 550k when the
Just got done touring my friends luxury condo listing in the historic Cathedral building in Uptown Oakland and what a cool building it is!
This building was designed in 1914 by the architect Benjamin Geer McDougall and gives me major Gothic Revival vibes.
It is also a
Dublin, CA is the fastest growing city in CA going from 46k to 73k citizens from 2010-2020. I grew up here and this pic was basically all farmland/ military base before 2000. Then the developers came in and crammed as many homes as possible (most of them 3 stories) onto the…
OK Im in love with this new listing that came up in Berkeley today.
It's advertised an BAHA award winning 1910 colonial revival. The attention to detail in this home is next level.
You really have to click on the link and flip through all of the pics to be able to fully…
What do we think about stainless steel countertops?
I have never actually seen them at a home in person but from a pure functionality perspective it seems like they make a lot of sense and they also look pretty sleek!
Since commissions have been a hot topic lately I was curious to see what the actual MLS data says.
Here are all of the sales so far this year in Alameda County, 1,069 sales in total.
And buyer broker CoOp as seen in the MLS
Finishing up my run this morning I see an old lady about ~85 years old crossing a busy street with her walker so I stopped and helped her get through safely.
After we got across she looks me up and down and says “you should stop running, you look fine now and if you keep running

@rezewong
sad to see this happening in our neighborhood and Oakland as a whole :/ Have to keep my head on a swivel just walking my dog around the block
I leave these old school 1920's Piedmont chateaus!
This one was listed for just under 10M a few weeks ago.
And am I trippin or are these stainless steel counter tops in the kitchen?!

I love a good Oakland Craftsman and this one looks great!
But 2M for a 2bed, 1 bath, under 1,400 sq/ft?! 😳
It is a quick walk to College Ave so they just might get it! Will be fun to watch.

The amount of people that FOMO into real estate investing seems high. I had a friend reach out to me last year to help analyze a 4 unit rental and no matter how many different angles we looked at it, it was a crap investment. He was well aware of it and bought it anyways.…
Holy moly 🤯
Ive been watching this 2 bed 2 bath Craftsman listing in my neighborhood lower Rockridge, Oakland to see what it would end up closing for..
Listed at 1.4M and it just closed for 2.054M!
For a 2 bed, 2 bath, 1,600 sq ft!!

sheesh 👀 a few more sales this month in the East Bay selling 1M + over list price in Berkeley including this one.
Originally listed at 1.89M and officially closing at 3.2M with 16 offers.
I have been keeping an eye on this pretty cool / unique listing in Berkeley to see what it would end up selling for.
It was listed at 1.495M and ended up just casually closing last week 855k over asking price all cash for a cool $2.35M😳
We haven't seen a home close 1M over…
@rohindhar
when I was younger I'd look at a home like this and think hell yeah! Now I just look at it and see all the risks. Boring in my older age, I know.
We have a Mid Century Modern listing coming to the market next month and today the owner shared with us that this house was featured on the cover of Better homes and Gardens magazine when it was built in 1962! How cool is that!
@sulemanali
@rramesh25
People do already. If you go to a real estate related fb group just post I want a realtor for “x” price and you will have a ton of agents happy to work with you at your set price. Might not be the best agent but I guarantee there will be many happy to help.
Oakland truly does have a lot to love about it.
From my front door I could run up the hills into a forest with great views or down to the shoreline, all within a few miles!
On top of all this add in some of the best weather in the country and fantastic restaurants in pretty
I’m hard pressed to think of another city in the USA that has the same mix of dense urban, natural forest, mountainous elevation, waterfront, & ethnic diversity, all within its city limits! Oakland is truly a special place.
I refuse to let us only be defined by our worst parts✊🏾
Whoah! Look at this fixer upper in Berkeley that was just listed!
Definitely needs a lot of work but has a ton of potential and some great views of the Bay!
Listed at 899k
What do you think it will sell for?
My quick guess is around ~1.4M ish

I've noticed a trend where Eichler or Eichler style MCM homes tend to sell for a significant amount more, maybe ~10% higher than the other comps in the neighborhood.
I wonder if there is an architectural style in the early 2000's or today that will have this effect in the
Just paid property taxes, fun as always.
I'm curious how property taxes vary by state/ region.
What is your property tax rate and where do you live?

I'm sorry you feel that way and I can totally understand that just scrolling through twitter and other online platforms.

Whoah! Check out this 25M listing in Blackhawk!
This is a 27,000 sq/ft home and it's nuts! Look at the size of that wine room!
It has been on the market for nearly 300 days but they recently just put it up for auction taking place between June 28- July 18th.

Did another walk in the Secret Stairs East Bay book today!
This one was pretty awesome. 3 miles through Trestle Glen and Crocker highlands neighborhoods of Oakland and got to see some pretty epic homes. Lots of Tudors, Spanish, Normandy, Cottages and other early 1900’s…
Just saw on a Real Estate FB group regarding RedFin
🧐
Will this business model work? Seems like it would be hard to stay in business with that low of margins and all of the risk they are taking advocating double ending.
This 1937 Mediterranean just came to market today in my favorite neighborhood in Oakland , Upper Rockridge! And it’s walking distance to Claremont country club.
I have some serious house envy right now, if only I had 4.5M laying around I’d make an offer.

What does everyone think about these Co-Ownership opportunities?

Today I just signed a listing with a client and this will be my 9th transaction with them since 2016!

In a nut shell home prices vary in the Bay Area drastically due to commute times to the high paying jobs. Of course there are other factors as well but this is a big one!
Take a look at these 3 examples, all are 3 beds/ 2 baths and roughly same size/ updates.

Seems like a good problem to have. Many options.
Sell and buy a new house with a large down payment.
Keep house and rent it and rent a property yourself.
Or stay in the home and make do.
Not really a problem.
@dtmorgan18
lmao. I hear this at least a few times a week. Always tough to let the newer agents down.
Or maybe jokes on us and there is a crypto billionaire just trying to buy his mansion and none of us give him the time of day.
I posted this pic earlier and some guy was able to find out the exact hotel I stayed at. How in the hell!? He found it on google maps some way. Some people have some crazy internet skills. Kind of scary really
I'm all for new homes hitting the market but man there has to be a better way than this?!
These are neither affordable or aesthetic
What do you think of these?
Looks like the East Bay just had its first sale this year that sold for greater than 1M over asking price!
This home in El Cerrito was originally listed for 1.75M and closed for 3.1M 😳
Imagine offering 200k over asking, thinking you made a good offer and then still getting
What are some features in older homes that we should bring back? And ones to eliminate?
