It's really cool seeing public policy working as intended. Thanks to CHIP's "Public Benefit Option," most new development proposals in LA now have at least 10% 3-bedroom units. It's a rare instance where incentive design was calibrated perfectly.

@CohenSite Absolutely makes sense to do the 3 bedrooms PBO. Corner units can be designed very efficiently with 3 bedrooms. The added FAR and height really allow you to maximize density when in a higher tier transit zone.

@otter401 It’s been known for years. And it’s only getting worse. I’m on month 6 waiting for break even study to be completed and fault current calcs to be provided. Now projects are being delayed to start on top of delayed to energize.

Thrive Living, the developer behind the Costco monster, has a new ED 1 affordable housing project in the works on Pico in West LA. Making this project unique (for ED 1) are ground-floor retail, three(!) stories of underground parking, and a few three-bedroom units.

I’ll never build again in Los Angeles. It’s been 45 days with city inspectors, each one wants something that the previous one didn’t mention. This is for an ADU. No wonder LA has a housing shortage. I built one as a test, knowing I could build another 5+ if I went well. I won’t.

It’s time to severely slash or eliminate linkage fees in LA….most non-industry people I mention it to are shocked to hear the city ADDED fees on housing 7 yrs ago that by itself, adds ~$900,000 (!!!) to a developer’s cost to build a average sized 40k SF, 50-ish unit market apt:
