Also SQLite3’s Full Text Search combined with triggers is absolutely mind blowing. Indexed 50GB of data in 10 lines of SQL and it queries under 20ms… This technology exists literally running on our toasters and we still throw Postgres and Elasticsearch at trivial problems.

Looks like $OPEN acquired YC19 saas company TaxProper, helping institutional owners pay and manage property taxes and HOAs. Expanding Opendoor Enterprise allowing institutions and REITs buy and manage homes nationwide. Hopefully we’ll hear more about Enterprise this year 👀

@brian_armstrong Just went through onboarding and it’s probably the best experience I’ve seen in Japan (better than Stripe or Rakuten!) Nitpick: You should pre-fill addresses from postal code. This is the experience people are used to here in 90% of address forms.

The "basis points for breakfast" culture also has an interesting compounding side effect: 1 basis point of $OPEN margin was worth $1.26m in Q1-2020 and turned into $3.8m in Q4-2021. Each bps widens their moat and saves even more $$$ 10 years from now.

Using @litestreamio and re-discovering sqlite3 is one of these once in a decade revelations… can’t believe how fast and easy a database setup can be. If you out-scale this, you are probably ready to hire a whole team to solve that problem for you 🙃

The warrants expire on July 28, 2027. So plenty of time for $Z to get into the money. TLDR; $Z is betting that $OPEN will be worth more than $30 by Q2 2027 and it will pay off for them and their shareholders rather than taking pure cash for referrals.

I remind you that Opendoor sells aged inventory on market 3.9x faster vs MLS in 2021. It’s very unlikely that looking at the one home someone found that is on market a bit longer will make them go bankrupt.

@jessethanley @isamlambert For Shopify we have completely separate databases per pod across hundreds of pods. There is also a master shard that is used for some cross-pod data like apps that is replicated to each pod as well.

Their institutional marketplace has been around since at least 2019 and is now ~10% (~$1.5B GMV/yr). I think them not breaking it out since IPO is going to bite them quite a bit.

You tour the homes on your own schedule. No annoying agent calls every few days. No trips to a realtor's office. When you decide to buy, the transaction is fully digital. You get an appraisal match up to $50k and can back out at any time with a full earnest money refund.
