Just put 561 acres under contract for re-zoning into a mobile home park; my community needs attainable, affordable housing- clean, safe, affordable with dignity.
I think the economics (on a napkin at least) make sense for the first time in 50 years to build a new one.

Keep the premiums in house, and invest the float.
Get micro on the details of each property.

We spend a lot of time choosing language; language is ideas, ideas are everything. I.e. we don't say fat, skinny etc, we say healthy and unhealthy.

We're up over $15-20mm in portfolio/eco-system real estate value (not sure what our SMB's are worth) just 5 years since leaving my job, no outside capital.
So, we plan on keep compounding, hardship and all. 100mm is certainly within reach. We are lean, and ready for down-cycle.
