Here is the research that proves that YIMBYs are right. Also stop saying that the point of new housing is so it filters in 30 years. The point of it is that it creates vacancies NOW in the existing buildings that people move Out of in order to move Into the new building.

Yes, incentivize home owners sell their homes to developers when they are finished using them, so the developer can put small apartment buildings on the lots, instead of selling them for $2.5 to just one other rich household.

Next time you're near @UnionSquareSF , San Francisco, look for 130 Bush Street. This is the Heineman building and it's the narrowest building in the city. Built in 1910 as a necktie, belt, and suspender factory the 10-story building is 20 feet wide by 80 feet deep.

Why stop at 12? There are sites in W SOMA that could be almost arcologies, like the Costco: Office, housing, hotel, school, grocery store, retail, entertainment, recreation and sports all in one 40 story tower. SF needs to start planning as if it has a limited amt of land.

This is a losing line of argument. In the 50s housing cost 10-15% of a median person’s income and now it’s 25-30% for more space (and also because housing costs have gone up). But that shows that what people want to buy with their disposable income is more space.

The average INDIVIDUAL U.S. resident now has as much living space in their home as entire families shared in the 1950s. That’s 3X as much space per person. We’ve convinced ourselves we NEED that space & the stuff we fill it with. We don’t. V/ @TreeHugger @lloydalter @conradhackett
