A common objection to the decision to lower apartment standards / construction costs is that it will push up land prices. But that’s wrong-headed. It puts the cart before the horse.

On a like for like basis (ie, identical quality), Irish construction costs are not higher than Europe. The difference in cost comes differences in quality and size. And the difference is huge -- final costs are about 33% more than peers Utrecht, Copenhagen and Berlin.

The alternative to (lower standards+cheaper apartments+more plentiful apartments) isn't (high standards+cheap apartments+plentiful apartments). It's four to six singles cramming into a 120sqm family home. That's our Irish solution to our Irish problem.

That's why the government is making these changes. It's bringing minimum quality standards closer to European peers, so apartments will be cheaper to build, which will make them more affordable to buyers, which will result in more of them being built, which will lower prices.

"Other countries do it, why can't we?" The answer is that new Irish apartments are bigger and higher quality than new apartments in Europe.
