I offered them $80 per foot for a large corner space that was completely empty and they refused to lease it based on sq/ft. They wanted a number based on how many “desks” could fit in the space.
It was laughable. They turned down $120,000 a year - and it just sat empty.

I live in Miami Beach. Homes sell for $50M + often. Imagine giving an agent $3M for taking pictures.
