Correct. I’m saying I’d still take Appetite and Master of Puppets from the 80s over the albums in the photo from 1991 — as epic as they were….
@RonDeSantis Folks misunderstanding what he's saying. He's not saying Appetite for Destruction is in the photo. He's saying he'd pick that album out of the rock scene of the mid/late 80s to the early 90s.

Well, some of those names made it big prior to 1996: REM, Tracy Chapman, Tom Petty, Boyz II Men, Dre, Snoop. So they can be included in the earlier era as well….
@RonDeSantis I typically agree with you Governor, but the 90s had the best music and some of the best female artists of my lifetime and alternative reigned supreme. I agree that Johnny Cash is one of the best. I may be biased as he's from my birth home county. Jewel .Fiona .Alanis.Mary J.

If you compare the music/bands from the last 30 years (1995-2025) to the previous 30 years (1965-1995) it isn’t even close:. From 1965-1995 you have the Beatles/Stones/Zepplin/Hendrix era; Elvis was still in the building; the rise of southern rock including Skynrd; epic country.
Epic year — and it signaled the evolution from metal/hair rock towards grunge/alternative rock. I’d take Appetite for Destruction and Master of Puppets if I had to choose between albums from the mid-to-late 80s vs the early 90s….

The stagnation in the market is unprecedented. Another benefit of lower interest rates is that they would also allow seniors to downsize. As is, they stay in their oversized homes because it is cheaper than a smaller home.

Lower interest rates would generate more home sales, but as the below post points out, it may accelerate a decline in home prices. The higher rates are inhibiting price discovery and the median home price is way out of whack with median household income.
This is the harsh reality that the housing market hasn’t come to terms with. Everyone thinks rate cuts mean housing to the moon. lol. They still can’t afford the house even if mortgage rates go back to 3%. Once there’s no bid when rates drop the sellers will start to panic 💀
