Did you know taking tax losses to offset income is not just for private real estate markets? . Because public REITs only go down, you just have to rotate after every ex div date into an upcoming div date, and can snipe multiple divvies per quarter which are offset by cap losses.

@jayparsons Cap rates never have been particularly correlated with 10yr treasury yields. As an old TCR partner I built my first apartment project in 1983. 10yr was 11.5%. Cap rates were 8%. (350bp negative spread). By 1989 10 yr had reduced to 8.5% and cap rates were 7% (150bp negative.
