lol - i mean look at these numbers. 2012 funds half realized, 2016 funds in the single digits and 5% distributed, 2017 industrial funds with zero distributions. the only thing that matters is career risk on one side and fees on the other, nothing else.

Real estate is a cash flow investment. you either buy CF or create something that generates CF. There’s no TAM, pivot, yada yada. Forget the goal is generate net, recurring CF (vs sell for higher price because someone paid that multiple before), you eventually lose. that’s it
