When leasing to a start-up business or new concept, the only person winning on a longer lease term is the leasing broker. Term is relatively meaningless for strength of cash flows before operational track record.

Great data from @Newmark this morning. The average spread to homeownership is $1,241 per month, roughly 2.7x greater than the long-term average. Sadly, the picture for homeownership is bleak at the moment.
