Any rent control policy that doesn't address the plain fact that over 20% of NYC's affordable housing units currently have operating costs that exceed rent will only reduce the affordable housing stock and worsen living conditions for tenants

Justin Brannan introduced a bill today that would effectively ban Waymo in NYC: "When Uber and Lyft first came to the city, there were no laws in place to stop them from flooding the streets…We didn’t see them coming back then and I think today, we’re still paying the price."

Good thread on NY sales tax breadth, reliance, and fiscal impact, particularly relevant as our state and city leaders discuss property tax reform, income taxes increases, and our federal government threatens cutting even more funding to NY and NYC. @aarmlovi @TaxFoundation

NY has one of the narrowest sales tax bases on the planet If NY doubled the sales tax coverage of total final sales to consumers from 30% of all sales to 60% of all sales, that'd raise ~$16B/yr (Alternatively, NY could cut the headline sales tax rate in half w/o losing $)

This is a good illustration of a general principle: As you build new high-end apartments, people move up, freeing up supply of lower-tier apartments. Building luxury housing thus lowers downmarket rents. You don't need to build 'affordable housing' to make housing affordable.

Here's something fascinating happening in the apartment market right now. The cheapest, oldest apartments (Class C) are getting crushed right now. But ONLY in cities that just delivered tons of new apartments. Let me show you the numbers: Denver: Class C rents down 13.9%

It exists, its called The Center for New Liberalism. We have: - ~100 chapters doing work to promote a Liberal agenda in their communities via lobbying, canvassing etc. - Hundreds of dues paying members - international leadership voted on by the dues paying members Join us!

Liberals need a mass membership organization to beat the centrist sellouts. Liberals have no major dues-funded, member-run org like DSA. That's bad. A supermajority of Dems are libs! But libs still lose, because donor-centric lib orgs focus on raising money, not winning power.

Deeply ironic how much Republicans like @VickieforNYC claim to support the Free Market, and yet completely oppose regulatory reforms like City of Yes that can unlock much-needed housing development.

And it will have zero positive impact on housing costs. Zero. When you factor in Zohran's rent freeze (should he actually be able to do it), market rate rents will likely go up consistent with the last five years. Of course, that's all part of the plan -- to break the private

Gov Hochul is right! NYers love that Mr. Mamdani represents transit users & understands the city's overall affordability crisis But when you ask bus riders what would increase their satisfaction, almost nobody says lower fares first Happy to pay, just spend it all on service

NEWS: @GovKathyHochul right now is a no on @ZohranKMamdani’s free bus promise. β€œI cannot set forth a plan right now that takes money out of a system that relies on the fares of the busses and the subways.” She’s then pressed on β€œTax the Rich” chants:
