Regulators have worked so well in the past. I mean look at the energy regulator and the water regulator, both doing such a great job at keeping our bills low and our waters clean…oh wait! 🤡 Please stop tinkering. Abolish leasehold and restrict GR to peppercorn. Give us control.

EXCLUSIVE from me @theipaper - Labour's leasehold reform could be watered down due to Treasury nervousness So, why does it matter? This is about whether or not to cap ground rents It affects nearly 5 million leasehold homeowners And the housing market in a BIG way

@MrCladding @julietMCP2 £16k service charge bill for 9 months on a building with a prohibition notice, mismanaged since 2011. Flats auctioned for £5k. Millionaires vs avg personal on a rinse and repeat process. Squeeze what you can and move on. Change is needed.

I am beyond tired of staged “constructive meeting” photo ops. They’re insulting. Leaseholders are drowning in FirstPort misery & we get smiling selfies & vague promises. “Checking” & “sharing targets” won’t fix anything. This performative nonsense reflects badly on all involved.

A constructive meeting with Craig Carson @BarrattRedrow on issues West Works, Southall leaseholders face with FirstPort. He confirmed that they won’t sign new FP contracts on new developments, will share new targets for West Works and check if FP can block resident management.

@RNBlake @deirdrecostigan @DavidPintoD The systemic issues to address are lenders no longer lending on flats like mine for reasons like high SC and GR. I am a shared owner btw so unless this is fixed the only option is a distressed sale to a cash buyer, with full liability for the total loss on 100% shares.

@RNBlake @deirdrecostigan @DavidPintoD TY for replying. I disagree. We're a typical London estate w/ leaseholders, shared owners & social renters. The changes outlined will not make my flat mortgageable: with a SC over the 1% of property value threshold & the GR over the 0.1% of PV threshold, there's no lending.

We warned in our last two videos that a betrayal of leaseholders was coming. We were attacked for saying so. But it is happening. While @mtpennycook pushed for peppercorn in opposition, now @UKLabour are in power we’re unlikely to get even a £250 cap. For working people?!

“We”, “strengthen”, “regulation” “expect to see” This does not sound like a minister in charge, but one that has been told to dilute. Pathetic. Just pathetic. Vote these 🤡 out of office.

A great Playbook tonight! @e_casalicchio is correct to say a £250 per annum ground rent cap would be a downgrade on what @UKLabour pushed in opposition. Just weeks before the GE, @mtpennycook told Parliament he was for peppercorning, urging the Tories to “be courageous”.

Your regular reminder that shared owners are advised by housing associations to select solicitors from their panel. My L&Q-approved solicitor did not even mention ground rent in the report on title. ❌

The leasehold scandal is a really nasty aspect of the housing crisis, where complex legal contracts, which those who bought impacted homes often didn't understand and weren't advised properly on, have ruined people's lives

@deirdrecostigan @BarrattRedrow It is shocking that Deirdre Costigan hasn't bothered to take on the case of @P15pm who sold his flat in good faith to move into an adapted home for his son and has been left homeless because of @ealingcouncil's incompetence. Has @monhamidi made Deirdre aware of this case? 🤔

@MrCladding @SteveReedMP Are you trying to destroy the whole housing market? @Keir_Starmer @RachelReevesMP @SteveReedMP @mtpennycook? Your constant lies about pretending to fix dangerous buildings will bring your government down. You are destroying trust and it’s devastating.

Too many constituents are being ripped off by leasehold management companies in E Thanet. A particularly egregious example of poor engagement, excessive fees & lack of maintenance is Freshwater who “manage” Arlington House in Margate. We need this legislation

Far more significant is what your government is doing to make it cheaper and easier to enfranchise so we can oust predatory freeholders and their agents from our service charges and gain proper control of block management. That must include peppercorning of ground rents.

He knows about it alright. Just months before the general election, @mtpennycook told Parliament he backed peppercorning ground rents, signalling to desperate voters that he and @UKLabour could be trusted. Now in power, they u-turn and are too weak to impose even a £250 cap!

The lack of any recent +ve gov messaging makes me suspect this is true. What does @uklabour actually stand for? Certainly not manifesto pledges or working people. Without a cap, flats will be unsellable in perpetuity. Truly depressing stuff - I’m sure @mtpennycook knows this.

EXCLUSIVE @theipaper - leasehold campaigners fear Labour will "betray" millions of homeowners by backing down on capping "onerous" ground rents ££ amid Treasury nervousness about freeholders. Former Housing Sec Michael Gove told me it is "preposterous" https://t.co/liFRek6BeL
