Andre Dickens won the Atlanta Mayoral race largely by flipping eastside liberals, who were likely voting strategically for Moore in the general as an anti-Kasim vote. Moore got 53% of the general election vote in Candler Park precinct, but only 33% in the runoff.

This is accurate. Fraud has gotten ridiculous these days, I hear it everywhere I go. When I was doing affordable development our leasing teams spent a ton of time trying to suss out all the fake documentation
Rapid innovations in leasing fraud (synthetic & stolen ID's) cost property owners $$, artificially limit availability & put upward pressure on rents... Screening is critical for resident safety, too. Want to get it right. Tough topic, but a lot more complex than this headline.

Elevator cost! I think this has been detailed better elsewhere but the type of elevator commonly used in European single stair design is way cheaper there than a similar elevator here, in part bc it can simply be smaller.

I've seen great missing middle 6-plex or 12-plex design in 3 stories but you can't park it on a standard infill lot. It requires assemblage, dramatically reducing it's scalability even if zoning code allowed it. Nothing to do with single stair code. It's about parking.

Parking is such a huge driver of design. Maybe a deal can absorb underground parking, but likely you are building a deck of some sort. Must good European design is predicted on way less parking. Again, nothing to do with single stair building code.

Same with exterior architecture. Most "good" architecture in the US is in high-cost/high-rent areas where either institutional investors see long term value or a merchant developer thinks it'll drive a higher rent today. IMO it's not bc of the stairs or building size

you can have small, efficient floorplans with shallow depths that feel good in a double loaded corridor, and you can have family units too. It is possible without the single stair. It's not necessarily as efficient from a cost perspective. But it's very doable.

Shorter/narrow blocks naturally will lead to narrower buildings. Small, fragmented lots in dense environments will lead to smaller "missing middle" type buildings. And if you don't have these constraints the single stair thing by itself probably isn't the "cause" of stuff

Look I like point access block buildings too but the general obsession with them obfuscates a few things. This particular thread I think misses how much existing block and lot design matter, regardless of single stair design.

Dems don't do the over-pandering, take credit for everything, obviously dishonest stuff nearly as hard as Trump and the GOP (obvs some do ofc). There seems to be zero penalty for this kind of brazenness, so the take away is Dems should bray loudly about any good thing they can
The funny thing is Trump (/Pelosi) sent the first round of checks without work requirements, and voters still bring it up years later. Trump’s heavy handed credit taking seemed to actually work

In 2020 I was one of 7 dems that won a district that Trump won, so I held a series of listening sessions with people who voted for Trump and voted for me to understand their actions. I reread the transcripts yesterday and much of it felt like it could have been said today. THREAD
