DC has very few lots of this size, but we could do something similar by making the regulations around in-law suites/granny flats less burdensome.
Austin's HOME initiative is really working the goal was to allow more (family sized) homes on smaller lots. now we've got multiple projects in permitting and construction doing just that this one is in Crestview, and it's a cool combination of HOME Phase I & II, allowing four

There are also ways to bring down the "hard" costs of actual construction. Disparate construction codes have stymied efforts to pre-build homes in a factory, but it can be done. State/federal preemption of local building codes would help a lot. https://t.co/g3gWlNlKHs

A lot of the costs of homebuilding are the "soft" costs of permitting delays, lengthy negotiations with the Zoning Commission, and legal wrangling with NIMBYs. These are all self-imposed, and we can drive them down significantly.
