Is this all a move to get boomers in blue states -- where the overwhelming majority of boomers with these gains own -- to move to red states?.
If I were a Boomer sitting on $800k of home equity gains who planned on selling, why would I sell now if thereโs a chance of the capital gains tax exemption going up to $1M+?.

There is so much real estate out there.
Apartment and single-family rental giants like Greystar, Progress Residential, Invitation Homes and MAA have gotten so big that they now each own around 0.5% of the market. In reality: Rental housing is maybe the most fragmented major industry in the U.S.
