Perhaps surprisingly, am fine with "loose" rent stabilization, so long as it includes: 1. Annual rent increases in the range of CPI + 1-2% 2. The ability to buy out a tenancy at a fair, formulaically determined price, so that the building can be (re-)renovated every ~30 yrs 3.

@Timodc Policy-driven recession. Most laid off government employees lose their severance on 9/30. BLS notes they are not yet counted among the unemployed. In October, if they don't find new jobs, look for weekly unemployment claims to jump and the jobs data to be worse than September's.
