3. Nowhere is this more visibie than in actual housing delivery; Ireland housing is a wealth policy. In '16, housing supply was low. Now, Killiney district delivers over 1000 homes a year. One of highest per capita in EU. Where wealth/land is. Yet in more affordable, still low

Yep. Imagine all the land the state, semi-state and church has. But doesnโ€™t build. As the state chooses the supply. Low. The state chooses the finance supply. Very low. The state makes it costly. But it does allow homes to high supply rates in wealthy land districts.

Weirdly, many people think that builders choose how many homes to build, and so we need to look at the construction industry and its concentration/competition to understand housing production. Nope. Landowners choose. Only landowners. No one builds homes without land.

If ever there was a graph showing Ireland's housing policy is wealth / finance led not about outcomes for all, it's this. "All citizens equal"? Absolutely not when it comes to Housing policy. Market / finance led. Still well below demand. But meeting the low bar supply
