Vancouver wants to allow property owners to sell off their laneway houses. What's a better legal framework: "subdivision" or "stratification"? What is even the difference? Find out in my latest article.

If Vancouver decides to stratify laneway houses: How much will they cost to buy? How much will they cost to build? How much can existing property owners make by selling off their back lots? Find out in my latest article:

Stratifying laneway houses will simultaneously reduce property taxes for residents, but also increase tax revenue for the city. Find out how in my latest article:

On the laneway stratification/subdivision front, here are some things I'll touch on: 1. Financial Feasibility: Market price of a unit? Build cost? How much cash will the landowner get? 2. Subdivision vs stratification 3. Technical Considerations (servicing and utilities)

Two major writing projects I'm working on ATM: 1.) A mega thread on permit data after three years of Ken Sim and ABC. Have they delivered on their promise to reduce permit times? Find out in January! 2.) A mega essay on the viability of the subdivision of laneway houses.

"The couple says if the heat pump issue can’t be repaired, they’d rather replace it with an air conditioner." The heat pump industry has a marketing problem. An air conditioner IS a heat pump. If the system wasn't cooling properly, it's because there's a problem with the

As of July 1st, rainwater detention tanks are now required on all new residential low density projects (single fam, duplex). At $15,000-$25,000, this will add approximately 1-2% to each new project (City's numbers, not mine). https://t.co/DGwriBfaHa

This is PEAK contractor, condo building: -built to part 9 of the building code -Square box construction -flat roof -No Basement -surface parking in the rear -cheap maintenance Nice overhang at the roof level, but that's not even necessary with modern construction methods.

As a contractor, I LOVE simple elegant solutions. This hot water booster is like a mini on-demand system. Such a good product for increasing water capacity.

The $80k loan from the fed might be usefull, but details are sparse. The $40k loan from the province is a nonstarter. No one will apply for it. If you want to make it usefull, drop the interest rate down to 2% like the federal program. @KahlonRav

Where's the best burger in Vancouver? New Burger place on Main: "Monarch Burger" Solid, simple burger. Tiny menu. Only problem, it's a 20 min walk from my house. I need a burger joint 5 min from my house. Who wants to open one in Fraserhood?

Guys, we're seriously short on good takeout places in Fraserhood. If anyone wants to open up a burger joint, or hummus place, I'll do the reno for free in return for 30 days of meals.

This "STUNNING" house sold for $1.78 million. (Realtor's words not mine) Is it possible to make the house less "Stunning?" I'm working on some AI visualizations for my future property reports. Stay tuned! 1843 E 22ND AVENUE Vancouver

Housing Chad over here doing what most leaders are scared shitless to do. Mayors don't want to lose their revenue source, but it's too late as development falls off a cliff. The 1st cities to drop fees will be the 1st ones to encourage developers back into their communities.
The housing affordability crisis is deeply personal to me—not just as Mayor, but as a father. My daughters, like so many young people today, deserve a real shot at affording a home in the community they grew up in.
