People constantly seem to think I'm arguing against building housing. Period. No, I'm arguing against the lies & pants-on-fire approach used to demand deregulation & force lifestyle transformation on the unwilling. Densify where it's welcome for those who want it. Period.

Excellent piece linked here that looks at the complexity of what drives housing prices globally. The common belief that supply is the driver is not supported by evidence.

1/ State-level legislation as cover for local politicians facing angry residents is part of the YIMBY strategy.
Looks like somebody wants to transition from pulling the levers behind the scenes to providing more state legislated "cover" for the YIMBY local crew he's helped install. Local official to constituents: "I'd love to represent you, but my hands are tied. So sorry."

JFC. There are hardcore YIMBYs saying that there were bills signed last week that weren't even on THEIR radar! This isn't the first time we've had a flood like this from the leg/gov, but it's definitely more aggressive and malicious. Big wins for extractive owner/developers.
This is wild. ICYMI, SB 79 was not the only pro-housing bill @CAgovernor signed. He signed over 40 bills that tackle speeding up construction, expanding affordability, strengthening accountability and more. I couldn't even fit it in one screenshot!

3/ Compounded by the current frozen market due to past years of ultra-low interest vs. the higher ones now. It's not supply issues. It's a strange new voracious demand. Significant share of buyers with unprecedented cash willing to pay top dollar or more. It will run out.

2/ I think it really is more a reflection of a broader problem than it is the main problem. The past 20 years has seen our connected world radically change the housing market system. HGTV, flipping, pre-sale prep, zillow, uber-financialization, driving prices to the ceiling.

1/ I feel like this is wrong on so many levels... Am I wrong? Apartments are built to rent. These are just SF Homes built to rent. But the way they're marketed into investment vehicles to extract maximum rent makes it feel like an attack on homeownership.

Another meaningless local "concession" by bill authors that gets the votes from weak-willed legislators, but will never be meaningfully used locally. The "Daylighting" law, AB-413, has a similar local option written to make use local use difficult, and unlikely.

🎯 ... although I will add, it's not just Los Angeles. The level of exploitation this allows and incentivizes to the most predatory of developers is disgusting. I'll offer up a giant 🖕to everyone involved in SB-79, and the gov for not stopping it.
SB79 disproportionately impacts Los Angeles, which is already reeling from unchecked land use corruption, money laundering vacant building hoards, unlicensed predatory rehabs and care homes, jail realignment, the fires and LADWP hacking. It's not urban planning: it's war on us.
