Tonight, the Redondo Beach Planning Commission denied a modest AB 2011 project on a lot that has been vacant for 30 years. The only reason it didn't have ministerial approval is because it is in the Coastal Zone. We are far overdo for Coastal Zone reform

I was a little critical at first of @TomSteyer for not providing housing plan specificity. But I give him credit for using this highly controversial project to make an unambiguous point about the need for more housing. We need this kind of clear eyed, unwavering YIMBY embrace.

Let’s talk about Nexus Study Logic. The Supreme Court jurisprudence on land use exactions like affordable housing requirements requires that they have an "essential nexus" with the proposed land use and that they are "roughly proportional" to the impacts of that use.

Lots of dunking on the State Density Bonus Law today. Let’s remember there is probably no other single law (other than maybe the HAA) that has produced more housing than the DBL. Gov Code 65915 has been and will continue to be an invaluable production tool!

This is absolutely an appropriate use of State Density Bonus Law. Not even a close call in my view. And the great power of the SDBL is that the burden is on the City to disprove the need for an incentive/waiver- not on the developer to prove it.

Again, I love the sentiment and it’s a proper diagnoses of the problem. But where is “ the plan, the plan” … ??? More homes - good Red tape - bad Zoning - problematic Indeed, but let’s marry the slick videos with some specifics!
We build the same houses the same way we did 100 years ago. That’s a reason why things are so expensive. We need to bring in new technologies and new ideas, including manufactured housing. @siriusxmprog

I like the sentiment. But an actual action plan would be helpful.
To really bring down costs, we need to build more housing – a LOT more. I’m talking about the largest effort in state history to build homes that California families can actually afford. A million homes over 4 years. We can do that.

Beverly Hills got yet another HCD notice of violation issued today for the Planning Commissions’s illegal denial of the 8844 Burton Way builders remedy project. The city is playing with fire here. Council better reverse course and follow the law!

AB 712 on Jan 1 imposes max $50k per/unit fines on cities that violate state housing laws a second time during the same planning period. This is the same as very high bad faith fines BUT now imposed automatically - without a finding of bad faith. Beverly Hills take note!

A client of mine researched all 2025 100 unit or more mixed income/multi family project housing starts in LA, Riverside, San Bernardino and Ventura counties. To my absolute shock he said there were only 10 of these projects over this vast region that broke ground in 2025!
