Pulte Homes, America's 3rd Largest Builder reports decline in Q2 Sales. Net Income declined 25%. The 3 Largest builders all saw >24% decline in Net income for the quarter.

I’ll stop there for now. The City of SD, Escondido, and Chula Vista take up a majority (72.4%) of the region’s 6th Cycle RHNA allocation. So most relevant to check and see how they are doing first. A lot more to pull from some of the smaller cities in the region. Interesting to.

Esco is supposed to be permitting the 3rd most homes in the region and currently they are permitting the 6th most. That being said, their planning department has worked really hard to adopt new plans in a tough political and financial environment for the City. Hopeful they can

I also would not necessarily consider most of CV’s housing growth as “urban infill”. In 2023 they permitted more single family (420 units) than multifamily (309)! CV is one of the few places in the region where you can still find large-ish numbers of new single-family homes. When

Now let’s look Chula Vista. CV has done a great job permitting market rate homes, hitting 84.9% only 50% of the way through the 6th cycle. But they are lagging in their very low & low income homes, while permitting a whopping zero moderate income homes.

It’s important to remember the City agreed to take 65% of the region’s affordable housing RHNA goals, even though the City currently only makes up ~42% of the regional population. 🌇🌿🌎This is because the City of San Diego is one of the most environmentally friendly places to.
