The incoming Fed chairman is going to be one that is going to cut rates more aggressively. So, there is little likelihood that the bull market will end. Of course, rate cuts can be derailed by higher inflation, or a shock, economic or geopolitical.

You’re calling this too early! The dot-com and the subprime collapsed after Fed raised rates. Fed is now decreasing rates, so we are in about ‘96-‘97, or ‘04-‘05, as is the article that you cite. Continue to dance. Party is just starting.

I’m begging people to go back and read the contemporaneous reporting of the housing market from spring of 2005 to mid 2006. It was meticulously documented by the mainstream press how insane consumer behavior was, and how prices subsequently began rapidly declining.

When I was at Shopify, we learned that we could underwrite loans and fund merchants better than anyone else by investing in building excellent models. Our models at Opendoor will be world class. Machines are far better than humans at pricing things. We should let them.
