AI Overviews are showing up more than ever for real estate searches -- including for one type of keyword that has NEVER produced an AI Overview before. This is the first time I've spotted an AIO for "best realtors rockford" or any "LOCATION real estate agent" search.

The best way to market a new listing is to get the price right. When you talk about your marketing systems at the next listing presentation, make sure the homeowner understands that. All the amazing marketing on earth won't help a home that's priced $25,000 too high.

ChatGPT's new search engine is out, so I tested it with common real estate searches. Some were pretty good:. ✅"realtors near me".✅"moving to tri-cities wa". Some were pretty bad:. ✅"homes for sale in phoenix".✅"is pensacola good for retirement". Most were just okay. (more)

I've never understood why the real estate industry thinks it's their job to do this. On social media is bad enough, but via email?? . Imagine all those emails getting marked as spam and ruining future deliverability. 🫠.

In some cases, I was pleasantly surprised at the results -- i.e., open houses near me this weekend. But in other cases, not so much -- i.e., "homes for sale in Phoenix" doesn't show me a single home for sale in Phoenix.

I've been doing real estate searches with the new ChatGPT search engine since it rolled out 24 hours ago, and the results are. interesting. Some searches give a map with local businesses while others just give a list -- even if there's only one letter difference in the search.

It's wild how many real estate agents hate their websites because it doesn't bring in any leads. (ps - it doesn't have to be that way.).

Before you put all your eggs in the "search volume" basket. I'm looking at a real estate keyword that Semrush estimates gets 20 searches per month. In another tab, analytics tells me that same keyword has driven more than 3,000 visits from organic search alone.

I see a lot of real estate agents taking the DIY approach a bit too far. It's okay to ask for help. It's okay to hire talented people who are skilled in areas you're not. Trying to be great at everything is the surest way to be great at nothing.
