RIP TO MARK One of the main guys that got me into real estate. He was always right even when i thought he was wrong and stuck in his ways. If you ever wanted full transparency on real estate, his youtube channel & ig are a goldmine. HUGE loss to the community. 🐐

I said this and I’ll say this again. Good labor is not cheap. Be willing to pay for the right people. Some of the best guys I use charge, but they always get it done.

Build cost $37k 😬 Crazy what a difference 17 years makes
This home is my 1st build ever I was 22 yo when I built it with my dad I closed to own it Feb 2008 Build cost $37k Value 90k Countrywide mortgage gave me the loan place was literally pandemonium pre GFC I was too young/dumb to realize why Any questions about that time?

At this point, I’ve paid out millions of dollars to vendors/contractors in my lifetime. One thing I’ve learned, if you find someone reliable that you can trust... Overpay, keep them close & never let them go.

One reason I don’t do business partnerships at this stage of my business life. I have a relative right now that is going through a messy contract battle in the courts that is worth a couple of mil. And it is a battle of wills and who has the deepest pockets.
Your business partnership will more than likely fall apart for reasons you probably don't realize right now. Contracts are incredibly important.

“Marry the house, date the rate” 💍 Sounds real good until you realize refinancing usually takes 20%+ equity. You buy with a 3% down thinking you’ll refi next year… but your “date” turns into a 10-year relationship.

If you see a deal like this from a wholesaler it’s either: A) Great deal B) Bait 🎣 I see people get baited into these 1950’s flips all the time. The wholesaler makes $20k on the sale and you just MIGHT make $20k months later after you spend $100k on the rehab.

One thing they won’t tell you about flipping/building houses… If you ever get in the position where your property is breaking even, or worse, losing. The grind can become very daunting.
