I think something a lot of anti-high rise people in Vancouver would have a hard time defending is upzoning rural lots in Langley to apartments, which is a direct consequence of their density roadblocking which reallocated highrises in the core to midrises in the fringes,

single stair midrises aren't more dangerous!! Pew Research study looked at fire risk in single stair buildings. this matters because most US/Canadian cities require double stair: consuming ~10% additional space just for stairs and increasing costs up to 13%!

famously americans do not want to live in a high rise, but do want to live in midrises. that must be why highrises command higher rents..... bc no one wants to live in them? anyway they blocked me bc i pointed out their weird obsession with european urban planning

Midrises are characteristic of old-worldy cities, including Nipaluna/Hobart. Since midrises are some of the easiest housing to mass produce and give people homes in a city… …correspondingly we've made them basically the most illegal, and so hard for a century of people.

Yep. Height dimension from the plans, accounting for slope of street (2m taller on west end). Other dimensions eyeballed. Buildings from OSM, with height of 7m (see pic in next tweet) Looks about right. Seems they sprinkled some lots with midrises to account for future context.
Assuming the height of the cube is the max height of the building, and the building has a pitched roof, what height do these look you? I’d say 2 storeys. The planned building has a double height first floor, and the cubes rise 10-20% above it

and now it looks like this. you can still see the toronto drop-off from towers to single family homes; midrises only follow main streets leading outwards. it's a healthy downtown; lots of people live here, there is frequent transit access 24/7, and many places stay open late.

you cannot redistribute apartments in San Francisco that do not exist. you cannot redistribute clean energy transmission lines that do not exist. there is *not* an abundance of the things people need because in many cases *it is illegal to make them*

Across the city, not just Spadina, we're seeing older small scale buildings—classic toronto commerical vernacular—get redeveloped into towers & midrises. The loss of this microretail is often why new developments can feel "sterile". how to fix it? lot size & storefronts.

Cities skylines update: I’ve kinda ran out of building space. So, the only way to get my population higher is to build UP… and now, midrises are my thing … Also, the college has come out nice.

If we scaled up to Mansion blocks or midrises, we could build the densest city in the world, at well over 120,000 people per square mile, 10,000 people more than Manilla! And (!) this city would have the highest proportion of park space of any American city at 25% of land area!

in 2018, everything you see here was just a field. 2023, everything you see here is within walking distance of three bus lines, including one that connects to Tri Rail In the daytime, the midrises create shade here too 😂 🏗️
