Now that the easy part is done, it’s time to get it rent ready. We will refresh the kitchen, put a new deck out back, and do a couple smaller things to it. Mortgage is $575 and should rent for $1,175. With a $58k loan balance, we might just pay this off in a lump sum next year.
We closed! This marks our 6th rental, 8th door and around $1.3M in rental real estate. Brick by brick…. We will continue to buy one house a year as our portfolio grows. Barely snuck in 2025’s.

Ran some numbers tonight on our growing rental portfolio. In 2028, we will collect our millionth dollar in rent. In 2032, we will collect 250k/year in rent. We started in 2019 collecting $7,513 in rent for the year. On 12/7/25 we are at $140,710 projecting $152k for 2025.

We are a go for rental #6. Started to get cold feet about a water situation, but it turned out to be a non-issue. Here we go!
Under contract with rental #6! This will be a nice cash flow addition to the portfolio. We are under contract at $106,500 and I’m thinking we will cash flow $443/month after expenses.

Compounding at its finest: my 401k hit 100k on 7/1 after about 6 years of contributions. Today it hit $120k about 4 months later. It took 1 year to get the first 20k. Hoping we can get to $200k sooner rather than later.
