Ok that didn't work out. But feeling gutted for England isn't like it used to be. Back in the day, they were a packet of nerves and baseless frustrated entitlement. Now, they're brilliant, serious, diligent and unlucky. Much easier to live with.

Why interest rates rising in the 2020s is *not* the same as in the 1980s: - UK house prices have increased by over 1,000% since 1980 (so debt is much higher). - Real wages have stagnated for over a decade. - There is no mortgage interest tax relief.
