1. There is very little or no incentive for landlords to maintain or even ENHANCE one hundred year old dilapidated buildings
2. Any buyout that is consummated with an RS tenant is MUTUALLY agreed to. In many instances, life changing
Rent Stabilized buildings don’t fall into disrepair because they are old.
Old buildings can be as beautiful and well maintained as any new build luxury apartment.
They fall into disrepair because of Rent Stabilization.
