If we wanted a meritocracy in government there would be a standard test (logic, reading, math, science, history, economics/finance, religion, government & law, art/literature) that everyone running for office or civil servant had to take. The results would be public.

Things required in new construction today that were not required 50 years ago (and there are many great 50 year-old homes)… Each has a reasonable justification, but the costs are quite substantial… A partial list:. - Smoke alarms (hardwired + interconnected) $300–$500. -.

Several of our homes in the Mueller Development here in Austin will be part of the affordable homes program. Great designs by Michael Hsu.
