The nation is 38 trillion in debt because rich people are actually SO good at managing money they’re using it to rape the middle class to death. Inflation benefits the rich almost totally since they hold all the assets.

The White American students who you mean to indict here are actually some of the highest performing students in the world on the PISA, which is something that India has quietly stopped participating in since it was just embarrassing itself with its scores. Like, actual bottom.
From MAGA sources I learn that our students have zero attention span, can’t do simple math, possess no critical reasoning skills, have serious behavioral issues, and are 3-4 years behind in cognitive development. Are these the “best in the world” whiz kids who can ace any job?

Right now, a $2k mortgage on a $300k home sounds crazy. But it's not really $2k. It's $1200, and the other $800 is in your pocket. And best of all, you get the appreciation! It's basically like a retirement account, only you can tap into it with a HELOC as needed.

The only argument is it gets too expensive at higher rates. So just don't let it go higher. The government, worst case, can issue home loans as if they were buying a 3% 30 year treasury - maybe sub-market rates, but still provides a return. With what money? Sell higher bonds.

Right now, you have basically $0 in equity after 5 years. If you stayed in your house for 30 years, it'd pay off on the back end. But Americans are forced to be mobile for work, moving 11 times in their lives. The current amortization schedule means you never get equity.

Policy idea: straight line amortization. Assume $300,000 home at 3%, 30 years. Calculate up front, then divide out: $1202 a month in interest, $833 in principal. $2035/month mortgage. Every month, you are essentially paying yourself $833. In 5 years, you'd have $50k in equity.
