It's wishful thinking to believe that landlords will either keep rents the same or lower them as people move out for new units, which is why we need to make units affordable from the start or preserve existing units through things like rent control so people can stay.

This is exactly what us housing practitioners are talking about and are actively trying to prevent while constantly getting called NIMBY by people who work at orgs where the first thing listed on their 990 is "lobbying".
I was paying $2200 a month for rent and now that I've moved out the landlord has put the unit up for $2900 a month. Part of why I left was every appliance was falling apart and there was no soundproofing + two giant breed dogs moved in above me. This is unsustainable.

If I had a dollar for every time I opened up my PC to fix something and forgot to find thermal paste before putting everything back in, I'd have a lot of dollars. So many dollars.

Easily half of our ideas, inventions, and concepts were stolen from non-white folks. US history books just seem to always lose that bit of text but it's why most of us (white) learned about Tulsa and MOVE well into adulthood, if at all.
