My friend owns about 20 single family homes. He has a rule that for every 5 homes he owns, he pays one off completely.
So out of the 20, 4 are mortgage free.
May not be the best use of leverage, but he feels it provides security for his business.

My wife and I paid off $100k of debt, built a 5 figure emergency fund, bought 2 rental properties, & got our net worth to $160k…
All without ever seeing 6 figures/yr.
It’s not about how much is coming IN, but instead HOW it’s being used.
Here's why you have an emergency fund 👇
In the last 2 months we've been hit with:
Car repairs
Medical & hospital bills
Unexpected vet bills + medicine
Took our emergency fund down from $20k to $3k 🤯
Now we stop investing and replenish the safety net.
HAVE AN EMERGENCY FUND
She's okay now.
She was projectile vomiting, asphyxiating, and incredibly pale.
Went to Children's hospital by ambulance and she seems to be fully recovered.
Thank God she is okay.
I have never been so scared.
And thank you all for your thoughts and prayers
I appreciate you
My wife and I have paid off $53,584 of debt in the last 14 months.
God is good 🙏
We have $55,889 left of student loans but we are making excellent progress on our way to being debt free 🙌
I'm really proud of the fact that in 2.5 years my wife and I went from a negative six-figure net worth to a positive six-figure net worth.
It really can happen if you work your ass off.
How everyone can be a millionaire:
Max HSA
Max Roth IRA
Employer 401k match
Buy one rental property a year
Job hop to increase your salary
That's really it.
Don't over-complicate it.

Wait a minute.....
I just realized.....
I've never seen a NEW cemetery.....
But we have over 8,000 deaths a day in the US?
Something ain't adding up 🤔🤯

Wife's contractions are less than 5 minutes apart, so we're on our way to the hospital.
Hoping baby 2 doesn't come yet. Only 35 weeks so hoping baby bakes for a little bit longer.
Any prayers would be appreciated
I always thought living close to my parents meant I was a failure.
Now that I have kids I realize it's truly one of the biggest blessings and life hacks.

What’s your advice to a 24 year old-high school dropout former heroin addict with $200 to his name, bad credit, and multiple felonies?
How can he turn his life around?
Drop bombs below, best answers get to maybe change a kids life.
Yes, this a real person.
I really don’t hate Dave Ramsey the way the rest of money twitter does.
I think he has great info for people with zero investment or financial education.
And for that I'm grateful for him. Everyone deserves education.
Would you rather:
Pay for your kids college with a 529,
OR
Buy a house when they're under 3 years old with a 15 yr mortgage and gift it to them when they turn 18?
🤔
Financial literacy is shopping sales for things you use regularly.
Store had a sale on ribs. Snagged $180 worth of ribs for $40.
Looks like we know what's on the menu 😋 😂
I'm conflicted. I have a 114% gain in $AAPL
While I plan on holding forever, things change. It's a giant now, it's not guaranteed to always be.
Considering trimming some of the gains and moving them into $VOO or another play.

The biggest scam in history:
Having to slave your life away at school and a job you don't like for 60+ years just to be “free” your last 10 years.
You know in your gut there's more to life.
Rich Dad Poor Dad may be the greatest finance-mindset book ever written. It has changed the perspective of countless individuals and was the book that really got me started on my personal finance journey.
What do you think is the greatest finance book?

Punishment has to fit the crime. Since they can't pay for a new door, make them participate in fixing it. Go with you to the store to get a new one, help you install it, or just sit there quietly the entire time you install it if they can't help.
Accidents happen.
My mother in law not bothering to call, text, or attempt to see her own grandchild on their birthday really gets my blood pressure up.
My daughter had a great birthday regardless though.
Addiction is a terrible disease. I lost my brother 2 days ago.
If you're struggling with your addition, I pray you get help before it's too late. You never know what day could be your last.
I hope you're no longer suffering, bro. I love you, and I miss you.

Fuck retiring at 65 and spending a few years traveling before I die.
I'm trying to retire at 35 and never stress again.
Am I the only real estate investor that doesn't mind paying for appropriately priced properties?
If it meets my criteria and I'm not overpaying, why not. I've never felt like I HAVE to get a great deal and pay under market to be successful.
