In a multi-story office or residential building, I’d use the "elbow" to group "core" functions—elevators, stairs, MEP risers, storage, and so on. For a strip mall, that same spot could be perfect for shared back-of-house space that supports all the retail tenants.
The toughest space in any strip center is the “elbow.” It has almost no visibility, barely any frontage, and it’s always the hardest space to lease. In your underwriting, you often have to assume zero rent for the elbow - sometimes even negative rent if you’re the one covering

There is no such thing as building "affordable housing", only subsidized housing...
What's your hot take on construction that will have everyone doing this? I'll go first. Construction projects/decision making are often led by emotion, ego, and/or vibes...even when people think they're playing hardball and being super objective and just "looking at numbers."

This speaks so much to me. I have the EXACT same experiences out here on the West Coast, @mwmoedinger And like you, I am not going to stop telling the truth to potential clients because reputation matters, even if it means missing out on business.
Me telling potential clients the truth about construction prices means we lose a lot of work to people who have no problem lying to get in the door. Especially these days. People say they want the truth, but generally most people just want their biases confirmed.
