Make the universities liable for student loans. Will see a change in behavior very quickly.
Our federal student loan system is allowing financially iIIiterate students in their early 20s to take on up to $200,000+ in debt. And that debt cannot be discharged in bankruptcy. These degrees often have a pathway to very mediocre careers of $40K/year.

I don’t post about permit friction to complain. I post because the real driver of high housing costs isn’t BlackRock buying homes, it’s a permitting system that burns months, bleeds families, and chokes supply. Most people never touch the process. They only feel the downstream
Santa Monica’s permit counter is closed every Friday. SCAQMD, which has to clear demo permits, is closed every Monday. Two agencies. 4 closed days out of 7. Miss Tues or Wed and your permit waits another week. Elected officials say housing is a priority. I don’t see it.

18 foot ADU height limit is one of the worst rules out there. Forcing folks to build below grade to get livable ceiling heights. Can lead to long term water and habitability issues. Please change this silly policy already!
