Lots of debate on here about a housing apocalypse. What is not debated is there is a complete lack of affordable housing!. I built these 3 years ago for $115k each - including land! . They have been rented the entire time for $1,500 month each and the tenants have never left and

I think a huge realization operators need is what their asset class is and what it isn't. For example: SFR is a high floor asset. It will never, and should never, beat the yield of class B/C multifamily. If you try to force SFR to do so, you're likely taking on leverage risk.

ALL GUTTER GUARDS FAIL - at some point - friendly FYI 👇🏼.
Gutter guards are one of the worst purchases you can make. Trust me. We installed thousands. Pain to install, ladders end up damaging customers gutters more often than not, leaves just start to pile up ON TOP of gutter guards after a year & disrupts water flow. Waste of money.
