My favorite phrase that real estate agents use now is "newer construction". They can't say "new" construction unless it is new. BUT "Newer" construction is completely up for judgement! . I've seen a 2023 "newer construction" home and a 2005 "newer construction".

New UNC Charlotte research. Kids from low & moderate-income families perform significantly better in school when their families rent single family homes in elite school districts . We see this every day at Scholastic. It's why we exclusively buy homes in elite school districts!.

This sounds obvious, but I think it's missed a lot. Real estate asset classes are very unique. Operators, intentionally or unintentionally, shy away from that when talking with LPs to simplify "the pitch" down to an IRR.

I think a huge realization operators need is what their asset class is and what it isn't. For example: SFR is a high floor asset. It will never, and should never, beat the yield of class B/C multifamily. If you try to force SFR to do so, you're likely taking on leverage risk.

Smart for Lennar, exceptionally risky for mom and pop investors. These homes have all been passed on already by every SFR fund. If they all have said “no”, it’s unlikely a part-time investor can make them work effectively.

I made this point the other week in the context of robots building homes. Technology is always ahead of government. Robots will be able to drive cards or build homes *years* before it is actually allowed to happen.

The shortage of single family homes will not be solved without massive changes in the skilled trades labor pool. You quite literally cannot build a house without an electrician. If there aren’t enough electricians out there, you can’t built houses.

Robbie is spot on with this. Scholastic initially had a pref. We moved away from it based on heavy LP and prospective LP feedback against a pref. However, it appears lenders like it better too. A pure 85-15 split is way simpler for everyone.
