New @AEI map: Under @SenMikeLee’s proposal, developing just 0.05% of BLM land —180 sq mi, excluding ALL protected areas— could yield ~1M homes over 10 years. This could significantly reduce the ~2.8M-home shortage in the Western U.S. while returning ~$15B to the Treasury. Map⬇️

While our analysis focuses on Charlotte & Seattle, the gradual replacement of old homes with LTD infill likely works similarly elsewhere. Consistent results across these distinct markets suggest LTD won’t harm home values in other cities. Link to study:

Yesterday @ArthurGailes presented our new @AEI tool that identifies areas owned by the federal government that could be used for ~1.5 million homes tomorrow. One example from Redmond, OR: There’s plenty of buildable land right next to where people are already living.

I don't think that will necessarily happen. With home prices up nearly 50% in 5 years, most seriously delinquent borrowers have options. According to our estimates, 95% could sell, pay off the mortgage and arrearages, cover closing costs, and still walk away with an average of.

Since 2000, Virginia has built ~330k single-family homes—each on 12,000 sq ft lots on average. If the minimum lot size would have been 6,000 sq ft on average, VA could have 330k additional homes today, easily covering its 200k-home shortfall with room to spare.
