7. The “we’ve been scrolling on Zillow” crowd who is starting to think about buying or selling. They ask the most questions and frankly, they’re the most engaged and fun for me to talk to. I love giving them the answers to questions they’ve clearly been wondering about.

Several media outlets have reported that ING is predicting U.S. home prices could fall 20%. To clarify, I got ING on the phone. To get back to the "long-run average house price-to-income ratio", ING says U.S. home prices would have to fall 20%.

YIKES. Average 1 bedroom rent in Denver $2,222 and 2 bedroom is $3,333. First time homebuyers can put down around $15k, have a similar space and have a comparable or better monthly mortgage. Build YOUR equity. Not your landlord's.

For perspective, rates are predicted to rise about 1% by end of 2022. That reduces a buyer's purchasing power by about 10%. Slow down? Maybe SLIGHTLY. 2022 will be another busy year in the Denver Metro market with rates this low.
