Europe used to build big things fast. The Eiffel Tower: 2 years. The Channel Tunnel: 6 years. Huge projects, quick delivery. Today? Wind farms, grids, and housing delayed for years. Part of the reason why: our environmental directives backfire. (Thread)

Given the composition of the existing stock, most of unmet demand is for one and two beds. Frank and Orla’s argument is that every new home has to work for every person in every stage of life. Sounds nice. But it is careless.

In the IT @o_mcpartlin, made excellent points about compulsory balconies. Balconies are great! Like a sunroof in a car, people should be able to buy them if they want them. BUT, forcing people to spend 6-20k on a balcony is bad. Some people prefer the extra money.
