This is the key thing - Iran does not have the deep reserve of infrastructure or equipment to sustain. There are no bosses left, just middle management. This won’t be a surrender, soon they just won’t have any remaining equipment or leaders.
Iran has weeks of missile capacity left, firing small barrages to conserve. China losing 2M barrels/day of cheap oil. Trump wants resolution in days. Hezbollah nearly spent.
