Literally across the street is a 50 unit building (partially senior affordable) with a school. And on the same side of the street is a hole in the ground for another new development. 2 blocks away is basically the only substantial new development in NYC.
I love attached rowhomes, but that's a crazy land-use immediately adjacent to a subway station entrance with direct access to Manhattan!
