SOLD!! š„³š„³. We bought this one in Carrollton, GA as part of our 1031 out of Jasper Storage in Jasper, AL. Great little 3500 sqft building that we picked up at a mid 10 cap. The lease was awful. it was written by the seller's brother-in-law who was some sort of an attorney.

200+ multiples happen occasionally! . Purchased with 75% bank loan and 25% seller 2nd in 2021 with 4% interest rates = $1200 actual cash to close. 11 cap entry. Tenant left Feb 2025 . We dumped all the previous cash flow back into remodel/improvements. Sale netted $275k

Vacant property on the market for over a year. Seller tells broker for months that they'd do selling financing. Not a single seller financing offer comes in. How many buyers or brokers were told that the seller would finance?. My guess is.

Almost emailed the buyer's attorney in response to the redundancy we're dealing with in a group email with the title company. "I've done dozens and dozens of deals across like 11 states. 10 out of 10 do NOT recommend this title company" . I talked myself into deleting it.
