It’s in a mixed use zoning district that ostensibly allows almost everything except industrial. Functionally, it will sit vacant for a year, property owner will then lease for less money as office, and this neighborhood becomes less walkable and serves nearby residents worse.

This sign shows that #ParkingMandates rule our towns - what is built, what businesses can exist, and how buildings are marketed. This is a recently vacated salon – so exempt from parking req for salons. Office is the only use where this building meets our code’s minimum parking.

Example 32 why Google wants all your data: On iOS if you turn off location services for Google Maps, it used to remember the last location the map was centered on. Now it always defaults you to an IP address location - which Apple is obfuscating. I’m in Tulsa now. 😂

Don’t get me wrong, I applaud the effort. But Cleveland station is still only open from midnight to 7:30am, because that’s when ALL the routes depart/arrive at the station, which all offer exactly ONE train per day. We have so much work to do.

2) This will upset the hardcore single-issue YIMBYs on here, but there are other things that matter besides spamming the "more housing" button. The suburban, auto-centric development pattern is a long-term fiscal disaster.

Idea: have TTC set economic benefit of congestion relief with actual payment data from Texas managed toll lanes. Benefit = (toll paid / time saved) * (traffic volume in toll lanes / gen purpose lanes) Vs. benefit = AMI equivalent wage * time saved. @JayCrossley @WalkableDFW ?

it is shocking when I sometimes tell a group that this project simply ~isn’t~ for them. They aren’t obligated to live there, or shop there, or eat there. This project ~is~ for a lot of other people who ~do~ want these things. This isn’t for you. And that’s ok.

False analogy and overgeneralization. People seeking efficiency in public land use doesn’t mean those same people want efficiency in private land use. I want freedom. Freedom from #ParkingMandates, neighbor vetos, and using government to steal from the poor and give to the rich.

Apartment buildings would be more "space efficient" if they had one large shared bathroom for all the tenants who, preferably, would be living in shared-family apartments.

Am I the only one fairly annoyed at the Netflix describing the villain from 99 Homes as “a real estate developer”? He was a shady real estate investor and broker that defrauded FM/FM, bought short sales, and evicted people. He is the opposite of a developer who builds homes.

Hear me out: if zoning allowed it, you take a HOLOC to split your big home into a duplex while building 1-2 small units in the back. Pay off the HELOC in 5-10 years with rental income. Equity becomes cashflow, affordable housing, and a secure retirement. Zoning is the problem.

Dear Fed: inflation has abated. We can now return to driving our oversized vehicles to stores pushed far away by zoning on debt-subsidized crumbling roads to buy meat subsidized by federal farm money raised in warehouses since the subdivisions we loathe took up all the land.

This is great, but don’t forget: this is car infrastructure. If we didn’t build fast deadly roads to save 3 minutes on people’s commute, you wouldn’t need $25 million to allow people to walk/ride without dying.
