The Aerie at Green Lake is an eclectic multifamily project that seeks to add 18 units to a small 45'x100' lot in one of Seattle's recently upzoned Urban Villages. The 5-story midrise apartment would be illegal in most US cities due to the use of a single stair.

The US needs to build housing that preserves & prioritizes open space. To do this, the building code needs reform to allow compact, point access blocks like Seattle's Greenfire - part of a campus where >50% of the site is dedicated to urban wildlife habitat & gardens

Seattle's building code not only allows taller single-stair housing than most of the US but code amendments also allow taller wood-framed buildings This aspect of Seattle's building code has promoted additional housing density & can be a model for the US

What is the potential for unlocking small lot infill by allowing taller point access blocks? Within Denver, legalizing 6-story single-stair housing would unlock denser development on > 14,000 small lots where zoning allows heights of 3-6 stories with narrow 25ft – 50ft widths

@sean_lynch @buildllc The International Building Code limit the height of single-stair multifamily to 3 stories. Seattle allows single-stair apartments to be built up to 6 stories tall. This allows small lots to be developed with more density and higher quality units.

We need more infill projects like the Carol Apartments. Compact infill housing that building code allows to be built all over the US. Sitting on the same lot as a 6-plex & the new single-stair 3-story tall building with a below-grade story, replaced a parking lot with 4 homes.
