UPDATE: BILOELA ‘TAMIL FAMILY’
Contact from
@RayWhiteGroup
.
The White family will match the 6 months free rent offered by the homeowner. This is a magnificent & commendable gesture. I am deeply touched & grateful to Ray White.
The Tamil family arrive home in Biloela 10/6/22 😍
HELP!
A concerned interstate investor has offered his home in Biloela to the returning Tamil family; 6 months free. The agent still wants commission as if full rent ($400 per week) was paid. I’m quite upset. So is the owner. Are we missing something? Welcome any thoughts.
BEEF PRICES CRASH.
A year ago we sold weaners for as much as $2,200. Now we’re offered $800. That’s more than 60% down.
Just wondering: What’s happening to the meat prices in city supermarkets? Are they down 60% too?
Maybe 50%?
Okay, how about a little bit?
BEEF PRICES.
Last year we sold our weaners for as much as $2,200 each. Yesterday we sold 130 similar weaners and got $712 each. Av weight 264 kilos.
So, how are the meat prices in your supermarkets??
Are these price drops (68%) making their way to your dining table??
Buying a home.
In 1976, I bought my first home - a new 1-br unit in Drummoyne.
I paid $27,000.
My annual income was $30,000.
Now, the same unit is worth apx $1.2 million and (maybe) a buyer’s annual income is $120,000.
FACT: It’s 10 TIMES AS HARD TO BUY A FIRST HOME today.
@Therese_Rein
How about if I just give you their initials? RW.
Hard to believe. My wife was white with shock. And a few choice words emanated from her too.
@averick_crellin
@RayWhiteGroup
Sorry for the confusion. It’s an ADDITIONAL 6 months. There is also another benefactor who’s offered the same. Therefore they have up to 18 months free rent.
BUT, the Tamil family are saying they won’t need that much as they’ll be back at work soon.
Bless their hearts. 🥰
@belyndar
How many times do we hear the words these days: “I’m not doing anything illegal.”?
There are two types of laws in a society – legal laws and moral laws.
It’s not often a book is written that can genuinely save lives. Especially the lives of women in abusive relationships. If you know anyone who needs this book, I’ll be pleased to send them a copy. Don’t hesitate to ask. You may save a life. 😍
@websyd
Ray White Biloela.
As most agents are independently owned and operated this may not necessarily be the policy of their main office. Or other RW offices?
This incredibly important book by

will save lives of DV victims. It’s groundbreaking.
If you are in a position to help - or you know anyone who may benefit from this book, pm me. I’ve got 10 copies to give away to those who can help or need help. Thank you.

Why work? Just buy a house and lie on the couch watching Netflix. 😴
What bubble? This boom will last forever say agents.
Alan Bond’s former Perth home just sold for $27.5 million. Huge price says media and agents. Maybe.
But the current owner bought it in 2011 for $39 million.
Huge loss more like it.
WARNING: Beware of companies and salespeople who tell you to buy property so you can be secure in your retirement. I am sick of dealing with elderly folk whose retirement plans have been ruined through buying dud properties from charlatans. How do you mongrels sleep at night?

Every woman concerned about the behaviour of her male partner should read this book. It may well save her life. IMO, the best book ever on DV. If you need it and can’t afford it, allow me to post you one gratis. DM details. All I ask is that you read it and follow her advice.
@tuppencesellman
Let my wife help the owners as a friend - for “mates’ rates”. That’s no charge, of course.
The owners are close friends of ours. We are very proud of them. They are NOT “rich listers”. Just hard working descendants of migrants themselves.
Kindness. I just received a $250 Woolworths Voucher to give to the Biloela Family. The donor is a hard-working young woman; married with one child and one on-the-way. Their story made her cry. As her kindness does to me. 😢💕 There seems to be a boom in kindness since May 21.
@andrewmccormack
But there has been no “service”. They didn’t find and “check” the tenant; they don’t have to collect any rent. I could understand your point IF they “provided service”. But… Not only have they NOT “provided their service” they are demanding payment for not doing so!
LIFE SAVER.

Qantas was once one of our most trusted and loved companies. It’s now become one of our most distrusted and disliked companies. Doesn’t
@AlanJoyceCEO
feel any shame? Or accept any responsibility?
Sure, profits may be up - but at the cost of the company’s soul. Is it worth it??
So we’re in port Douglas.
@Qantas
has lost all our luggage on the way here. Last seen in Sydney. We have absolutely nothing with us and due to iron man. Even if they do find it it won’t be here until at least Monday. I am FURIOUS.
@amotanltd
@MFWitches
Yes, but they said they “need to cover expenses”. The young lady in rentals had always been exceedingly polite and my wife feels she was decidedly uncomfortable with the decision from her bosses to demand commission when no rent was being paid. I was flabbergasted.
Today's media says yesterday's AUCTION CLEARANCE RATES were "strong". The truth is STRONG FRAUD 😡. Example in Melbourne: 1,013 auctions, 536 sold. The FAKE ("strong") CLAIM is 70%. The truth, of course (for those who own a calculator), is 53%. Blatant fake stats AGAIN!
If you hear a now common expression in real estate: “Managing the owner’s expectations,” that’s code for “Conditioning sellers down in price.”
Don’t drop the price, drop the agent.
Yesterday's Auction Clearance Rates: The "Industry figures" and then The TRUTH!
MELBOURNE:
718 Auctions with 421 Sold
Industry Clearance Rate = 76%
Truthful Clearance Rate = 58.6%
SYDNEY
485 Auctions with 274 Sold
Industry Clearance Rate = 80%
Truthful Clearance Rate = 56.4%
While we love living in the bush in Australia, snakes are out in force this year. My wife puts sticky-mats to catch mice. Today, in the library, she caught a snake. 😳
DOMINIQUE GRUBISA is the name. How low can she go? This property spruiker has now hit the front page of today’s Sunday paper in NSW. Please avoid anyone who suggests such methods.
The insane property boom in NSW continues. Reportedly in the Wollongong area, prices have risen by $400,000 in the past six weeks. What good does this really do anyone?
@ChrisMartin1961
@ClaudetteGGibs1
When I was 11 years old, I was screamed at for drinking from a “non-whites only” water cooler (in Cape Town, SA). I was stunned and confused. Never forget the nastiness of the abuse - from a white man.
@Seagullrm
@RayWhiteGroup
Well, if you - and every other stone-throwing critic - helped one homeless person, you’d help reduce the misery. Rather than trying to increase it.
@DanielAhSee
Please don’t say that as it’s not true. All my family and most of my friends love and respect you. You’ve made me - and I reckon millions of caring Australians - MORE DETERMINED and more committed to support you in the future. I promise you a lifetime of doing all I can to help.
Houses packed together. Tiny blocks. Neighbours hear each other. Music playing. Dogs barking. The now ordinary suburbs of cities once regarded as “big country towns”. Like Brisbane, Adelaide, even Hobart. These 3 homes? At least $3 million in value. Something not right. True?
Every day farmers face danger. Our best worker jumped for his life yesterday before our John Deere tractor exploded. He’s okay. It’s rattled us all.
Now to find the cause and prevent a repeat.
@tdclancy
@MFWitches
My wife will sort out any maintenance issues on the home once the family move in. If the agents saw the joy my wife gets from helping these people, they’d realise there are much more rewarding methods of “payment” than a tacky few bucks in commission.
The sheer gall of agents and their blatant deceit. They advertise a home at $730,000+. A lovely couple offer $740,000. The agent sneers and says, "That's far too low." But it's "$10,000 ABOVE YOUR ADVERTISED PRICE!!" Incredible; this is happening daily.
All this disgusting behaviour of banks now being exposed is EXACTLY what consumer advocate
@DeniseBrailey
has been raging about for years. This heroic woman has been ignored, ridiculed and treated with contempt. Yet, she's always been a true hero who's now owed a huge apology!
FAKE versus TRUTH. In Sydney, the true auction clearance rate for Saturday March 7, 2020 was 30.3%. It was reported as 82.6%. Work it out for yourself. There were 811 auctions of which 246 sold AT auction. This deliberate falsification has one aim: To deceive consumers.
WEEKEND AUCTION CLEARANCE rates. Fake statistics from real estate industry followed by truth from child with a calculator. Melbourne: Fake 70%, Truth 53%. Sydney: Fake 78%, Truth 59%. Bris: Fake 58%, Truth 33%. Adelaide: Fake 58%, Truth 42%. ACT: Fake 67%, Truth 62%.

If you let this guy out, I’ll give him a job. All I ask is that he be of fine character and willing to work hard - unlike most of those who are keeping him locked up. He can start on Monday. This breaks my heart.
COVID CRITICS. Today my disdain of conspiracy theorists or those who sneeringly refer to Covid-19 as “just mild flu” is nearing hatred.
Our beautiful 21-year-old son Alec is in hospital in Switzerland seriously ill with Covid. His mother is distraught. And it’s her birthday.😢
The greatest honour of my life is the love I’ve received from my wife. No accolade of any kind can match the reward I feel from having the support of such a wise and wonderful woman. The past 27 years of marriage have been the best years of my life - and I owe it all to my wife.

@4corners
“investigation” of the real estate industry may quote the usual industry defense - “only a minority of agents do wrong”. That’s wrong! Most agents are involved in unethical conduct. It’s what they’re taught. It’s the nature of r/estate. Needs Royal Commission
Been in Sydney 10 mins and already suffered 6 instances of absurd road rage as my daughter drives me from airport. Is this what high real estate prices and higher mortgage payments does to you? This is not rush hour, it's RAGE hour in what must be Australia's nastiest city.
REAL ESTATE CROOKS 😡
They buy (1.5 hectares) of useless land in NSW. Can’t build on it. They pay $85,000. That’s true value.
They on-sell the same land to an unsuspecting 91-year-old widower.
For $1,500,000.
What type of per does this?? They think they’re clever. Thieves😡
Westpac says Sydney house prices will rise by 27% in the next year.
Last year they predicted huge price falls - and the opposite happened.
The only sure prediction is that Westpac ain’t much good at predicting.
@NellyJa73255653
Yes, you’re right about that office in Toronto. Owned by a man who’s always struck us as decent and upstanding. This just shows, however, that franchises in real estate mean nothing. As this office in Biloela is also Ray White.
PURPLE BRICKS - This is the side of them that never appeared in their "NO COMMISSION" ads. They didn't advertise this fact - NO SALE = LOSE $4,400!!!
Any company that charges thousands and delivers NOTHING is not the kind of company you should deal with - ever!
Looking at a real estate agent’s written proposal to a home seller.
Estimated commission = $42,000. Plus advertising costs of $12,500.
What? $42,000 is not enough for a few (less than 10) hours “work”??
Greed in real estate has reached epidemic proportions.
Sad to see News Ltd will cease publishing all its 100 suburban newspapers at end of June. I’ve had a soft spot for them since they banned all mention of me and my books back in 2000 following pressure from real estate agents.
REAL ESTATE WARNING.
The most dangerous assumption in the property market: “Property always goes up”.
In 2011, a [novice] investor paid $980,000 for an off-the-plan apartment in Melbourne CBD.
Last Friday it was re-sold for $593,000.
Including costs, losses = $450K+ 😢
When many of Australia’s real estate agents are all winning the same “Agent of the Year” award from the same “ratings” company, the public will have to cotton-on soon. 😂
Here is my ‘exclusive formula’ for what I feel are TRUTHFUL AUCTION CLEARANCE RATES. First, count the number of homes put to auction. Second, count the number of homes sold at auction. Third, calculate the percent sold. For example, 100 auctions at which 50 homes sold is 50%.
Horrific news: One of my best friends just died, suddenly. Worst shock of my life. I’m grief stricken, numb.
THOMAS MAISSEN from Klosters, thank you for the years of happiness you gave me and others. Such a good and decent man. I love you.
Du bist für immer in meinem Herzen ❤️
House prices in Australia fell 1.6% in August. On a million dollar home that’s $16,000.
Agents’ commission is $25,000 - $33,000. So sellers should tell agents to reduce their commission by $16,000. This means the sellers have “lost” nothing. And agents still get well paid
😊
The Real Estate Institute - those spreaders of misinformation who’s role is to protect the interests of real estate agents (the least trusted business people) - has a Voice to Parliament. Indigenous people don’t.
Just stating a simple fact.
REAL ESTATE OUTRAGE.
Man near 90 years with dementia and his wife being harangued by agent to pay $20,000 (unjustly). They have no money. A court says they can’t pay. Agent now threatens to sell their home. Nightmare. 😡
Journalists, if interested please DM me. Thanks
That’s nice of you to say, but I’m not getting many requests. I’m serious. I’ve never read such an important book on domestic violence. If 10,000 abused women needed a copy, I’d consider it an honour to send one to each. If you know any who need it, please tell them. Thank you.

AUCTION CLEARANCE RATES 7/9/19
Industry Claims Followed by TRUTH! MELBOURNE: 704 Auctions, 411 Sold. Industry Claims = 74%. Truth = 58%
SYDNEY: 444 Auctions, 281 Sold.
Industry Claims = 82%. Truth = 63%.
AUCTION RESULTS February 15: Prize for the most blatantly outrageous treat-the-public-as-mugs result this week goes to the ACT (fittingly) where there were 41 Auctions held of which 26 Sold and this is reported as a 90% Clearance Rate. Too funny.

White Australians already have a voice to parliament.
Black Australians don’t.
So if the vote is Yes and indigenous people get a voice too, that will “divide” us.
Yea right.
Dutton and Hanson et al sure make a lot of sense. Not.
DODGY AUCTION STATISTICS. The city with the most brazenly dodgy auction clearance rate this weekend is Adelaide. Agents held almost 100 (99) auctions and 34 homes sold at these auctions. This is a claimed "clearance rate" of 56%. Too funny. Rogue city of the week for sure. 😂
“Trust me, I’m a Christian”.
My wife and I sent money to help a recent widow in Fiji. Her late husband was my friend.
Because she didn’t have a bank account, we sent the money via her priest. He stole most of it.
@julerin8
Good on you. Almost every owner who sacks an agent has the same regret and realisation. The regret is wishing they’d sacked the agent sooner. The realisation is how simple it is to do what most agents do.
For nearly 20 years !! I've warned about a get-rich-quick spruiker called Rick Otton (Mr Rotten). As usual, I copped abuse/threats. Finally, Mr R Otton has got his comeuppance. Federal Court just fined him $18M. A record but still far less than he bilked from investors.
Rising interest rates leads to much talk about home-buyers paying more than 33% of their income in repayments. That’s mortgage stress.
What about tenants, many of whom pay 50%+ of their income. Especially the elderly. Some pay 70%+. That’s rent stress. 😢
Tough for many.
Agent tells home seller in Melbourne: “Lock downs aren’t too bad because when we have pre-booked inspections instead of ‘open-inspections’, it sorts out the genuine buyers. Less sticky-beaks.”
Takes a pandemic to teach agents the right way to sell real estate. 😩
Property developers should NEVER be allowed to donate to political parties. It’s so blatantly obvious why they do it.
How much do these same developers donate to
@BraveheartsInc
or Police Legacy? Oh gee, nothing. Why’s that?!

My best friend - who tragically died of breast cancer 2 years ago - loved this quote. It came from her psychiatrist (of Indian descent) who told her:“Lisa, in India we say: Sit on the bank of the Ganges and you’ll see all the bodies float by - especially those who harmed you.”
To that angry auction agent who’s abusing me after your sellers fired you, if you had looked after them, they’d still be with you.
Here’s a FREE tip: Instead of charging them $77 to translate their ad into Chinese, spend your $77 on flowers for them. As I did.
Too funny. 😂
WARNING TO ALL HOME OWNERS: More disgusting advice given to agents by morally deficient “experts”.
Placing caveats on owners’ homes is now a clear & present danger for all sellers.
You won’t find this warning on Fake My Agent; sorry, I mean Rate My Agent.
“Rate My Agent” - latest joke in real estate. Example: Sellers write negative post. Agent deletes negative post and replaces it with FAKE positive post purportedly from same seller. Agent’s lawyers then threaten seller re negative post.
WARNING TO INVESTORS.
Never use your family home as collateral for an investment property.
If the investment property is not sufficient security for the lender, it is not the right investment for you.
If the 2022 Federal Election is a vote for the better man, Albo will win the biggest landslide in history.

What is it about serious illness that brings out the best in some people. Yesterday I lost a dear friend to that hideous motor neurone disease. I don’t think I’ve ever known a man with more courage than Chris Grigg. God, I’m going to miss our regular chats. I love you, mate.
Home-building company Metricon seems to be getting plenty of complaints. For the past two months it has made the list of the most complained about companies with NSW Fair Trading. Even more than real estate agents.
