In 1976, I bought my first home - a new 1-br unit in Drummoyne.
I paid $27,000.
My annual income was $30,000.
Now, the same unit is worth apx $1.2 million and (maybe) a buyer’s annual income is $120,000.

Here is my ‘exclusive formula’ for what I feel are TRUTHFUL AUCTION CLEARANCE RATES. First, count the number of homes put to auction. Second, count the number of homes sold at auction. Third, calculate the percent sold. For example, 100 auctions at which 50 homes sold is 50%.
