Stunning data. One thing that is interesting is the social experiment this provides, since there are also 37 million Mexican-Americans, and when you look at the data, Mexican-Americans behave quite well in the US. Institutions matter!

Wiener has done a lot of good on the housing front, but this was clearly a mistake, and a relic of the 2-year window of political peak wokeness from 2020 through 2022. Accepting more disorder to make some graph on racial disparity look better was a bad bet.

Housing theory of everything applies here. In a place like Coastal California, home values of $1 million for a starter home are fantastic for the boomers and Xers that bought 30+ years ago, but terrible for their kids. It's why nasty feuds break out over inheritances.

Investors aren't buying the story that Trump is selling. It's ludicrous to slash rates, which is inflationary, at a time in which we have the highest effective tariff rate since the Great Depression. You also shouldn't cut taxes when you're almost $40 trillion in debt.

The bond market has completely rejected the Fed’s rate cut. Yields have ripped higher following an initial drop on the rate cut announcement. The rate cuts had the exact opposite effect of what the Fed wanted. Mortgage rates will now spike.
