My prospective buyers’ lenders view the property as risky because the expert who certified it stands accused of malpractice

Anyone else fallen victim to this utter bastard recently? My family and I were gearing up to move imminently. Now my baby daughter has to continue sharing her bedroom with her parents. Shame on you, Adam Kiziak.

Thought I will provide updates on my lease extension I am currently going through for the benefit of other leaseholders in similar situation. #leasehold I have had 2 sales not go through on £195,000 flat in Teesside because the ground rent is £390 a year classing it as an AST

After a bit of time offline, sadly I’m back with all my leaseholder woes! L&Q leaseholders - have you had any deficits on your service charge final bills this year? Ours comes out soon (we’ve never had deficits before) and I’m nervous…

"According to the government’s own data, the average service charges leaseholders pay is now Ā£3,634." Mine is now Ā£6k pa @RFAssociation and your "professional freeholder" member E&M has been exclusively focused on frustrating building safety remediation for the last 7 years.

13/ My dad was the one who gave me the money for my deposit on this place. Now he’s gone, his ā€˜legacy’ to me is in absolute pieces. Shame on you for letting this sort of thing become the everyday for leaseholders. ā€˜Homes matter’? Evidently profits matter more.

12/ Everything about our flat has been done on the cheap and is shoddy as hell. Case in point - our floor tiles ā€˜move’ and have cracked because of some strange underlay that’s been used. Great.

11/ We had to move out immediately as it was a health hazard - black mould climbing the walls for weeks which, unknown to us then, was actual human excrement.

10/ And this isn’t the first issue I’ve had with L&Q. Three years ago, we were forced to leave our home for almost A YEAR due to a horrendous leak from the communal waste stack that cracked/burst in our flat. Lots of possessions ruined.

9/ Our service charge is up 18% this year alone, and for what? An inflated management fee, buildings insurance for a development that already has EWS1 B1 status, front doors that break constantly, a baby-trap of a lift and grass so overgrown you can’t see your feet in it.

7/ It was terrifying. And now I’m back at home, I’m trying not to dwell but I feel so angry. Angry that it happened; angry that WE, the leaseholders, will be billed to fix this lift that keeps breaking down because L&Q can’t provide us with a decent engineer to fix it properly.

6/ The engineer turned up around the same time as the fire service. He was excellent and climbed into the lift shaft just as the firemen and my husband forced the door to get us out. In total, it took 4 caretakers, 4 firefighters and 1 lift engineer and 1 husband to get us out.

5/ Caretaker then rightly called the fire service and kept me and my husband (who was on the other side of the doors) updated. I have nothing but good things to say about our caretaker.

4/ They called the caretaker to assist - he then called three other caretakers who turned up very quickly (he’s a great guy). But none of them had the tool needed to open the lift door. How is that safe?!
